Rate switch

Eligibility

Your client:
  • Tick icon Is no more than one month in arrears.
  • Tick icon If has been subject to a Bankruptcy Order or Individual Voluntary Arrangement (IVA), this must have been discharged. The trustee must have confirmed they no longer hold an interest in the mortgage.
  • Tick icon Does not want to amend their existing mortgage term at the same time as the switch.
  • Tick icon Must not be letting the property.
  • Tick icon Must not be yourself.
  • Tick icon Must have made at least one mortgage payment.

If your client does not meet the criteria above, they may still be able to switch.  Examples include if:

  • They have more than four months remaining on their fixed rate and have an ERC.
  • They are unable to obtain joint consent. 
  • They are in arrears.  

If this is the case, your client will need to contact us directly. They can:

  • Log in to Mortgage Manager or 
  • Call us on 0330 162 44 80, Monday to Friday 8am to 6pm, Saturday 8.30am to 4pm. Closed Bank Holidays.

Note:

If your client does not switch before the end of their current deal, the account will move onto the revert rate detailed in their mortgage offer. Product end dates can be found on the client's latest mortgage offer, mortgage statement or the product maturity letters.

How to submit a rate switch

  1. Apply to switch

    If your client meets the eligibility criteria above, you can apply to switch using NFI Online. For some clients, you may need a paper application to switch. See “when do I need to use a paper application” in the FAQ below.
  2. Check eligibility criteria

    Check if your client meets the eligibility criteria above.
  3. See the illustration and offer

    The illustration and offer are produced at the end of the application, before confirming the switch and paying any applicable fees.

    Once the offer is generated, this will be valid until the end of the day.

  4. Submit the application to reserve the product

     
    The product is not reserved when the offer is generated. The product will only be reserved once the application has been fully submitted.


When to submit a rate switch

Rate switches always start on the first of the month. You can choose from four different start dates for the new rate, so your client knows exactly when their monthly payments change. The application must be submitted and accepted by the last submission/acceptance date, as shown in the table below.

How to cancel a rate switch

Note:

This process is only for rate switch cases for existing customers. We're not able to reopen other cases that you have cancelled.

We can only process one rate switch at a time, so you must cancel any existing rate switch applications before trying to submit another.

You can cancel a rate switch on or before the 20th of the month before it's due to start, no later than the end of our normal business hours. For example, if the switch date was 1 August, you can cancel up to 20th July at 5pm.

If the 20th falls on a weekend or Bank Holiday, we’ll accept cancellation requests on the next working day.

After submission

We'll send your client an email as soon as the application is received.

Next, a letter is sent to confirm that the application is submitted, with any fees that your client has chosen to add to the loan added to their mortgage balance.

There is nothing further for your client to do. The new product will be switched from the start date chosen during the application process.

When the new product goes live, we'll write to your client to confirm their new payment details.
