House Purchase
In most cases, we will instruct the same solicitor to act for Nationwide as your client. In addition to paying their own legal fees, your client will also be liable for our legal costs which will be detailed separately on the invoice from their solicitor.
In addition, your client's solicitor will have to be reimbursed for various charges incurred on their behalf, such as fees for searches and Land Registry registration fees. These charges are referred to as disbursements.
Free Legal Costs
Certain mortgages offer free legal costs where Nationwide will pay the standard legal fees if the customers conveyancing is carried out by Legal Marketing Services (LMS). It does not cover the cost of the conveyancers searches, which may be payable even if the transaction does not complete.

Free legal products are not available in Northern Ireland. This is due to regulation in Northern Ireland regarding the introduction of a customer to a solicitor.
If the customer decides not to use the included legal service after reserving their product they must reserve a different product.
Remortgage
We will pay the legal fees in connection with a straightforward remortgage of registered land. However, you should be aware that your client will be required to pay all the charges or fees relating to any non-standard work that a conveyancer has to carry out.
Non-standard fees your client will have to pay:

Mining or any other unusual search fees.

Fees for first reistration of the title at H.M. Land Registry

Dealing with a change of name on the title deeds or a transfer of equity.

Rectification of defective title etc.
For leasehold cases, any fees your client must pay to the freeholder or management company, and any fee for carrying out a company search or obtaining company documentation in respect of management company, are not included.
The solicitor we choose will be acting for Nationwide, so if your client decides not to use the solicitor selected by us and/or take independent legal advice, this will not be covered under our 'free legal fees' scheme.
